  • Up to 3.5% in down payment or closing cost assistance
     
  • Available for FHA and Conventional loans
     
  • Minimum credit score: 620 (640 for manual underwriting)
     
  • No repayment required after 6 months
     
  • 1–4 unit properties eligible
     
  • Income must be below 160% of the Area Median Income (AMI)
     
  • First-time buyers, educators, and first responders may get exceptions
     
  • Homebuyer education required (like HomeView)
     
  • Non-occupant co-borrowers and gift funds allowed
     
  • DACA borrowers eligible (FHA only)

  • No interest and no monthly payments
     
  • Forgiven after 10 years if you stay in the home and don’t sell or refinance
     
  • For FHA purchases only
     
  • Not limited to first-time buyers
     
  • Minimum credit score: 600 (automated) or 660 (manual)
     
  • No max DTI with automated approval
     
  • At least one borrower must complete a homebuyer education course
     
  • Eligible for single-family homes, condos, 2-units, and most manufactured homes
  • Must move in within 60 days of closing
