My approach is simple: we sit down (or hop on a call), look at your income, debts, credit, and savings, and I tell you exactly where you stand. What you can afford, which loan programs fit, and what to do next. No jargon, no runaround.

I'm a UCF graduate, born and raised in Central Florida. First-generation homeownership runs in my family, so I get how big this is. Four things: principal, interest, property taxes, and homeowner's insurance. If you put less than 20% down, mortgage insurance gets added too. I break all of this down for you during your strategy session so there are no surprises.
